Shingles...the good kind of course :)


We now have shingles on the roof!! A little concerned as to why the house next to us that actually started after us is already completely framed, wrapped and has the windows in!! They also had the a/c people there.  I am assuming they have a larger crew than us and they move quick.  I know ours has moved pretty fast but I am not a fan of them being ahead of us. LOL.  Plus their wrap was done a level at a time and ours looks like one big process.  I have an email out to the PM.  

We have an appointment set up tomorrow at 2:30 to actually go inside!!! Hopefully we will arrive and be at the same point as our neighbors. 

I am soooooo happy we locked with an outside lender!!! The rates are climbing and if we stuck with NVR we would have a much higher rate!!! Not good!

I felt the same way for only about a minute (regarding our neighbors house progressing faster than ours) and then I realized that I actually liked the fact that houses all around us are going up FAST because that means that when we move in, we wont have to listen to the banging of the builders building :)

  2. WOw, they seem to be moving fast! I'm sure you're really excited to officially walk around inside.

    Also, agree with you on the loan front. We're nowhere near our window to lock and are left seeing the rates continue to climb. Unfortuantely, we'd lose out on a large incentive if we move to an outside lender for reasons other than NVR not approving us for a loan.

      Check out my previous posts on NVR and the incentive. We too have the credit. If NVR cannot get a competitive rate and match outsider fees which they try really hard to do. You are still due the credit. There is actually a legal term associated with it called "steering" a lender cannot offer a credit that could potentiall cost the buyer more such as a higher interest rate or high closing. It's like a bribery to use their services. If they cannot come close the buyer is due the credit.

    2. Our outside lender Locked us at 75 days out which really is saving us in the long run. Our LO with NVR said if they can't match he has seen instances where they still give the incentive. =]. Our outside lender has closed several loans for Ryan and the customer had still gotten the credit!

    But you started after us, and we don't even have the first floor done yet!

  4. I understand what you mean about your neighbor. Our house started 3-5 days before another handful of homes started and I was not happy when I saw their brick going on the house before our stone or siding did. I chalked it up to the fact they were a one story ranch and maybe they figured it would take less time to finish it up, but frustrating nonetheless.

    I look forward to tracking the rest of your progress. My blog is currently private (SR related story) but I plan on taking it public again after I close in two and a half weeks. Happy building!

    How were you able to lock outside of NVR + keeping the incentives? We are still over 2 months away so would love to lock with another lender now before rates go even higher.

  6. We went to union savings bank. They pretty much paid most of our closing costs. Have them write up a GFE for you. Send it to your loan officer and let them know you found something competitive. If they are like ours they will do everything they can to match. At this point our loan officer with nVR was able to match the closing costs by not charging the origination fee and basically giving us the credit. But they could not match the rate of 3.375. Their offering was 3.75 which is almost a 50 dollar payment difference per month. So at this point our outside lender is ahead. And we are locked.

    1. NVR is actually still giving us the credit. Not our bank. If NVR cannot match outside lenders rates or fees or make a good faith to try to are still due the incentive. We were told this even prior to applying with NVR. :) Hope this helps. We actually used USAA for our previous mortgage but found better rates with Union Savings Bank.
