Only 9 more days! Still waiting on the outside to be completed.  Good News we got the final approval from RD!!! Which means we are golden to close.  Just waiting till sod is placed so the appraiser can get out there!

11 days to go!

This weekend has been so rainy and gross!!!!!  We were supposed to get carpet this weekend.  We wanted to go by yesterday and take a peek but our SR was out and has a replacement until Tuesday.  Which the fill in was rude and said we can't see it until late next week because she doesn't have a key.    I hate that it is our home and we have to schedule special showings! Our pm is more than willing to show us so I will just call him Monday.  Pretty sure we can get in through the garage if not haha.

Tomorrow we are supposed to get our counter tops!!! I am really hoping our siding goes up today.  The crew didnt show up Friday.  Then of course Saturday was typhoon rain conditions.  We are so close and getting so nervous!  We haven't heard anything from our lender.  Hopefully we will get our final numbers this week.

Today we are heading to lowes to pick out our blinds and getting the painter our colors.  We will be handing the keys over to him on the day we get the keys to have them paint.  So when we move in we are golden!  Our PM told us as long as we have touch up paint there is no issue painting the home before inspections.  I am the kind of person who will have our home almost decorated by that 30 day mark so I need a splash of color :)

Happy 4th of July!!

What a gloomy day it has been! Thank you to all the service men and women for their continuous service to protect and maintain our country!!!

I stopped over to the house yesterday to see if I could take a sneak peek of any progress.  I was able to get the painters to help me in.  They were finishing up the doors and final coats of trim.  But to my surprise I seen the gem I was looking for. We had the upgraded laminate laid in our kitchen, dining, morning room and entry way.  It looks beautiful and really looks like a true hardwood.  We loved the laminate in our last home with the dogs and kids.  I am happy we changed from the vinyl.  We initially thought that we would upgrade later on our own to save money.  But with the interest rate where they are it only affected our payment by $5 if that.  Now I just hope that the carpet looks like what we paid!!! The standard seemed so rough so we upgraded to level 2.  Carpet goes in Saturday.  I have met several people who got the standard and said it actually held up about  5 years. They just upgraded the padding.  I was just more nervous since the basic didn't have the stain guard we would be in trouble.  So hopefully the upgrade was worth the cost.  It was a little crazy to me!!!

I also noticed we had a cute walk way lamp and a driveway/sidewalk!!!!!  The house across the street was getting siding and had their shutters.  Which means we should be next.  Hopefully tomorrow we will have that!

Quick Question:  with this whole mortgage application process we have been told to not open new credit or use credit.  So basically don't buy new furniture or appliances until after we close.  That this can actually throw the loan out of underwriting and cause a denial!!!  I am so frustrated by this because I want to buy so much to be prepared but really can't!  Also our debt ratio is 4% lol. Has anyone else been struggling with this?

Email updates...Rain Rain go away!

So not really much to update since our walk through last Friday.  I did get an email today from our PM.

Laminate flooring today.  Also the painters are starting the prepping and paint process later tomorrow.  Carpet is coming on Saturday.

Really happy things on the inside are moving along but nervous about the outside! We are still waiting for our siding, shutters and Driveway/sidewalk to be poured.   What makes me nervous is that he said, "We have been trying to reach the siding people."  The house accross the street from us has been sitting without siding for 3 weeks at least.  We close in 16 days so I hope they get to it soon!  We have no time to go over a day because our rate lock expires soon!

Really hoping things stay on track with the schedule and weather!  It is set to rain every day this week.  GRRR

Yesterday my hubs and I were able to go in the house to take measurements of the windows for blinds.  I was able to hear them installing our cute little door bell!!!! So exciting.  Next week we should be able to have lighting!!

Day 57 and 23 days till closing!

It's so nice seeing my countdown get smaller.  It seems like yesterday we were at our pre-construction meeting thinking July was so far away.  Today we met our PM at 2:30 to view progress. We were told vinyl would be installed yesterday.  Which would be the mudroom,powder room and bathrooms.  When I arrived our PM informed us the flooring people no showed yesterday!!! But he located them after many calls and frustrating conversations.  And they will be out tonight!  They kind of put a kink in the schedule because installers for the cabinets had to wait on the bathrooms and trim work had to be postponed in those rooms due to the flooring not being in.  But he assured us everything will be on track tomorrow.  

Yet, to my surprise.... I walked into many unexpected completions.  It felt like Christmas!!  As we walked into the kitchen the cabinets had been Installed!!! They were gorgeous.  Trim work had been done, one coat of paint, hvac vents installed, stair well banister installed, and thermostat!!!! So many things!! It looked fantastic.  I tried to find issues but everything seemed great.  I feel really blessed that I have had such a smooth experience.  Our PM has been so attentive.  We had a few broken windows and a cracked step initially after framing.  But they were already ordered and waiting in the garage.  He told us its best to wait till the end.  You avoid them getting broken again!

I took a few photos of today! I couldn't really get any photos of the basement since its so dark.  But our meters should be installed for electric this week so we will have power and air! Woohoo

Deal of the day!  We have been searching for our morning room lighting.  We paid extra for the rough in but decided to purchase our own light to save.  We found a 5 light chandelier on Craigslist new in the box for $40!!! Still listed at lowes for $200!!!  Whew what a relief.  Now to find a garage door opener.  We found a chamberlain at lowes for $158.  Ryan wanted to charge $495 for a Genie which is $128 at lowes lol.  So we will definitely be saving :)

Paint prime coat on Monday.  Hard flooring areas on Tuesday.  Trim work cabinets start wednesday.  It all gets exciting from here on out.  Hopefully driveway will go in this week as well.

Isn't that so exciting?  My husband drove by this afternoon and said there were about 10 workers going in and out of our home.  We have set up a time tomorrow with our PM to go in and see the progress.  I hope the kitchen has been started at that point!!!

I am really anxious for the siding and shutters to go up...

Still glad we locked so long ago.  I feel horrible reading all of these fellow bloggers posts about the rates and not being able to reach someone to lock!!
