Last Friday Ryan Homes came out and took a look at the service requests we had submitted. Here are the results of what they said. Just in case some of you are experiencing the same issues.
Microwave Frost issue- they believe it is a fluke thing because of the weather. He thinks when we are using the vent while cooking is causes the vent to crystallize on the outside as it is hitting the air. Which in turn can cause the vent to stay open and the cold to travel in. So at this point they are investigating it but no replacement needed.
Garage Entry Door- They will be replacing the whole door at our 10 month, but they did adjust it so it would open and close a lot easier.
Pantry always freezing- At first he mentioned seeing if HVAC would install a vent. He said it was extremely cold and that was not normal. Yet, it does not warrant a vent in the normal floor plan. He also requested to look in the attic space above the garage. After doing that he determined that the insulation was never blown in. He said that has been happening a lot lately. So they are coming out Friday to blow in the insulation. He seems to think this will help the cold issue. I will keep you posted.
Missing brick- They have ordered the one missing brick we are in need of! HA HA. He thinks the brick layers thought the vinyl would come down more so they didn't place one there. Thankfully he says it hasn't caused any damage. The weep holes in the brick would drain water if anything were to get in the space.
Kitchen Laminate- there are several spots that were coming up and even chipped in areas. He called Rite Rug and they are coming out Thursday to see what we need to do to get it fixed.
**Other happy news besides all our tickets. We are finally having our deck built!!! There is supposed to be some warmer weather move through this week. So tomorrow our wood is being delivered and the gentlemen is coming to install it. He said it would take about 2-3 days if that. I am so beyond excited. I hate taking our dogs out the garage everyday to use the restroom!

ReplyDeleteMy wife and I actually just noticed (we've been in the house since October) that there are NO vents in our finished basement! Of the two that are on the lower level, we have one of the vents in an "unfinished" storage section which is under the dinette (this was a non-standard option to not finish this portion, which might explain the location) and the other vent is on the opposite side of the basement in a different unfinished storage section. This part was an optional "home office" which we elected not to do.
I kept thinking it was weird that our basement was so cold, and then realized that the storage areas were warm. At first I thought that maybe it was because it was in the area where the furnace was (and thought "wow, the insulation down here is really great!" but then I realized that it was because the vents were pushing all of the warm air into the unfinished storage areas! I guess I should put in a service request to see what they can do (i.e., hopefully they can just add two more vents!)
We have a finished basement as well. With the two storage areas. I will look at ours tonight and see. There is a large vent in the wall that connects to the storage room with the heating unit. That should circulate the air for you. But I am interested to look at ours!
DeleteI believe the large vent is the cold air return (or rather, it pulls the air out of the room rather than pushing warm air into the room). Either way, I talked to our PM this morning (posting on our blog about that) and he agreed that we should definitely have some vents in the finished area.
DeleteHe called the HVAC people who are coming out on Monday and hopefully it will be a relatively easy fix! And on the plus side, we now have storage areas that won't seem so cold/basement-y.
As a follow-up question, I tried multiple times (using multiple browsers and computers) to fill out a service request on the MyRyanHomes website but each time was met with an error message that "The page you are looking for cannot be found.". Did you have similar problems when trying to do this online, or did you put in a service request some other way? Thanks for your help!
ReplyDeleteHi Brandon! Orginally, when I tried to do it online it could not find my address. So I called in and placed the service tickets over the phone. The next time I tried online they had entered our information. Do you still have your binder of information? The phone number should be in there. :)
DeleteYeah - I hesitated calling since it says it was an "emergency" number, so I emailed our SR/PM instead. Less than a half hour after I sent it he called to touch base and had everything scheduled!
DeleteOur pantry is cold too, but I wouldn't say super cold, however we do live in the south. It's way colder in there than any other spot in the house though, but I imagined they didn't put a vent in there just like they didn't put one in the closets...but it definitely feels like a meat locker compared to the rest of the kitchen. I may make mention of this to my PM.

DeleteWe have a vent in our master closet, but I think it's to also keep the bathroom heated since it's connected to that.

ReplyDeleteIt was $1800 which was great compared to what Ryan wanted to charge. It is a great size and has 6 ft wide steps that go into the yard :)
