Welcome! We built a Florence with Ryan Homes in July of 2013. This past July we decided with the market on the rise and our family needing a little more space, why not sell? So we listed on July 15th and 13 days later had accepted an offer to close that chapter and start a new one! We are building another home in our same community. SOD adjustment
I completly forgot to add! For those of you watering the heck out of your yard. We just got our first water bill. We are billed every two months. Our bill was $225 for water and sewer. Which is HIGH to me. I was dreading this bill. Inquire with your water department about a SOD adjustment. Our water company said that our county will give adjustments for new built homes who need to water their grounds for obvious new landscaping. We are waiting for them to get back to us on the adjustment amount. I just wanted to share :)

ReplyDeleteWe haven't had to water because we have had so much rain but I'm dreading the bill too. We did get our first full month electric bill and it was $95 so I'm pretty happy with that though.

ReplyDeleteThank you for sharing. The temperature was in the 90's for 3 weeks after we moved in June and we had to water twice daily to keep our grass alive. We got our bill this month for $385 which is ridiculous. We are going to explore this option with our county. Thanks again.
ReplyDeleteOh my!! Yes explore it! We were told that they actually will adjust the sewer portion. They figure that all the water you used did not actually go into the sewer since you were watering. It is the same for people who have pools and fill them. They normally can get a pool adjustment once a year :) Good Luck!
DeleteThe amount they take off for Montgomery county sewer is $70... they will not give you a break for the water :( btw Warren county also offers something called a sprinkler meter, which we had installed which will eliminate all water used outside for watering landscaping, it costs $350 to install, but the savings will pay for it in no time! Also be prepared to talk on the phone for a couple of days to get this all figured out... it took us forever to get everything set up! hope this helps!
ReplyDeleteThanks for the update! Yes, we were told they don't actually adjust water but do the sewer since the water actually didn't go into the sewer. I will look into the sprinkler meter! Thanks for sharing. If you are in those counties you must be close to me. Ryan homes actually told me the counties wouldn't do it. But I still went ahead and tried and they did. After 100 calls and faxes.
DeleteI am right down the street from you :) we are the last house on the street with the Halloween decorations. Also the water and sewer people have been such a pain to get a hold of since we moved in, I am glad you finally heard back. Our PM helped us get the sewer adjustment, it is weird that they told you that they didn't... Paul is awesome and so helpful
ReplyDeleteHOW COOL!! :) I know exactly who you are. You have the little black dog? I think you moved in about the same time as we did. I know our neighbors have had issues with reaching the sewer company.
DeleteYep! His name is Bode, it took forever to get the sewer figured out for us because its montgomery county, but through Warren... no one told us it all gets set up through Warren and not through Montgomery. Once I figured that out it was a breeze, but before that I didn't know if I was ever going to get it done :/
